2. Demolition and rough work
Once the space is opened, framing, plumbing, electrical and mechanical work can be coordinated around real field conditions. This stage is where unknown existing conditions are most likely to appear.
3. Close walls and install finishes
After rough inspections and testing, the apartment moves into drywall, plaster, waterproofing, tile, flooring, cabinetry, doors, trim and painting. Finish sequencing becomes increasingly important as the space nears completion.
4. Fixtures, final connections and punch list
Plumbing fixtures, lighting, appliances and hardware are installed and tested. The final phase should include a detailed punch list, cleaning and correction of remaining items before turnover.
